It’s a Seller’s Market. Get ready for it.

Almost every real estate guru and respected observer from national outfits to the Columbia Board of Realtors agrees:  2013 was a good year for residential real estate and 2014 should be even better.  So if you’ve been holding off selling because of market considerations, it’s time to get serious.  Here are some things you can do even before you consult a realtor.

Make all necessary repairs.

Buyers expect everything in their new home to operate safely and properly.  What’s more they will notice and probably magnify minor things you’ve ignored for months.  Drippy faucets, burned out light bulbs, cracked windows or floor tiles.  These days more and more buyers hire a professional inspector to check out a prospective home.  He’s going to point these things out anyway, so go ahead and fix them before they make buyers question whether you’ve taken good care of your home.

Get a buyer’s eye view.

Stand out at the curb and pretend you’ve never seen your property before.  What do you notice?  How do you feel about what you see?  Does your home look inviting and well-maintained?  Be brutally honest with yourself because buyers certainly will be.  Would you want to buy this home?  At the price you’re thinking about asking?

Get ready for showing.

Assuming you’ve selected an agent and are ready to show your home, think about introducing some lifestyle accessories to make the place as warm and inviting as possible.  Set the dining room table with your best dishes.  Put out your best “for company only” towels.  If it’s cold, light the fireplace.  If not, vacuum out the ashes.  Make sure there’s no laundry in the washer or dryer and no dishes in the sink or dishwasher.   Give your house the “sniff” test.  Had fish for dinner lately?  Got pets?  Why some sneaky sellers have even baked cookies just to have that delicious aroma in the house.

Ask your realtor before you overdo it.
