2014 – it’s looking up

If you’re thinking about buying or selling a home in 2014, take heart.  The Urban Land Institute’s report on Emerging Trends in Real Estate indicates an “improved outlook for all types of residential property investment in 2014.”  The report goes on to say, “The most significant changes in prospects for 2014 are expected in the single-family sector—both moderate-income and high-income housing.”  So with that good news to rely on, perhaps this is a good time to be thinking about making your home as saleable as possible.

Hottest Home Design Trends for 2014

If you’ve been contemplating some renovations to make your home more marketable, here’s what people are looking for according to Zillow Digs Home Design Trend Report for 2014.

In the kitchen: consider adding flair with black countertops complimented by darker paint tones – deep brown, dark red and copper.  Other popular items will be open shelves or glass-front cabinets for putting your dinnerware on display.

In the bathroom: People want open and light bathrooms, frameless shower enclosures and no shower curtains.  Consider replacing those old-fashioned shower curtains with glass tiles or glass enclosures that help open things up and let light pass through.

In the Master Bedroom:  think warm and welcoming with a casual mix of colors and textures.  2014 colors will be more neutral – grays and blues will be popular, but remember, subtle and soothing is the name of the game.

How about a Home Office?  With the line between work and home continuing to blur more people appreciate a quiet, efficient place where they can work, so you might consider converting a guest bedroom.  But they also want that space to do double duty, so a sofa-bed could be the perfect compromise.

Make sure you can live with the changes

As we’ve cautioned before, home renovations are tricky because it’s impossible to predict what a particular buyer might love.  So make sure any remodeling you do is something you really want.  That way you enjoy it while you’re in the home and if it subsequently appeals to buyers, it’s a huge bonus.

Renovation and remodeling aside, the best thing you can do to sell your home is to list with a respected, experienced realtor.
